Short version: this site collects an email address if you give me one, and anonymous usage statistics if you accept cookies. Nothing is sold to anyone.

What I collect when you give it to me
Two forms on this site collect personal information, and both are optional.
The newsletter signup collects an email address. I use it to send The Park Report, which goes out roughly monthly, and for nothing else. Every issue has an unsubscribe link, and you can also email me and I will remove you.
The guide download form collects the details you enter when you request one of the guides, so I can send it to you and follow up if you asked me to. If you would rather read a guide without giving me anything, the guides on this site are readable in the browser.
If you email or call me about a property, that correspondence becomes part of my working records as a real estate professional. Real estate licensees in BC are required to keep certain records, so I cannot always delete correspondence on request. I will tell you plainly if that applies to something you have asked me to remove.
What gets collected automatically
This site uses Google Analytics 4 to count visits and see which pages people actually read. IP anonymization is turned on, and analytics storage is set to denied by default. Nothing is measured until you accept the cookie notice at the bottom of the page.
Once you accept, Analytics records the pages you visit, roughly where in the world you are, what kind of device and browser you used, and how you arrived. It also records a few specific actions: guide downloads, clicks on my phone number or email address, newsletter and guide form submissions, and how far down a long page you scrolled. I use that to decide what to write next. None of it identifies you to me by name.
This site is hosted on Netlify, and form submissions are processed through Netlify Forms. Like any web host, Netlify keeps server logs that include IP addresses.
How to refuse the cookies
If you click the button on the cookie notice, this site stores a cookie called cookie_notice_dismissed for one year, so the notice stops appearing. That single cookie is also what tells Google Analytics it has permission to run, which then sets its own cookies.
Ignore the notice and analytics stays off. You can also clear cookies or block them in your browser settings at any time, and the site will keep working. Google publishes a browser add-on that opts you out of Analytics on every site, not just this one.
Who else sees your information
Three companies process data on my behalf: Google, for Analytics. Netlify, for hosting and form submissions. And the email platform I use to send The Park Report. Each one is bound by its own terms and processes the data to provide the service, and some of them store data on servers outside Canada.
I do not sell personal information, I do not rent mailing lists, and I do not run advertising on this site. If a court order or a legal obligation ever required me to disclose something, I would comply with the law, and I would tell you unless I was prohibited from doing so.
How long I keep things
Newsletter subscriptions are kept until you unsubscribe or ask me to delete the record. Guide requests and property enquiries are kept as part of my client and prospect records for as long as my professional record-keeping obligations require, and then deleted. Analytics data is retained under Google's standard retention settings for the property.
Your rights
Under BC's Personal Information Protection Act, and Canada's federal privacy legislation where it applies, you can ask what personal information I hold about you, ask for a copy, ask me to correct it if it is wrong, and ask me to delete it where I am not required to keep it.
Email me and I will respond. If I cannot do what you have asked, I will tell you why rather than going quiet.
Children
This site is for people buying and selling commercial real estate. It is not aimed at children, and I do not knowingly collect information from anyone under 13. If you believe a child has submitted something, email me and I will delete it.
Links to other sites
This site links out to government legislation, BC Assessment, municipal policies, and my brokerage. Once you follow a link you are on someone else's site under someone else's privacy policy, and I have no control over what they collect.
Changes to this policy
If I change how this site handles personal information, I will update this page and change the date at the top. There is no version history, so the date is the thing to check.
